Guangzhou IFC Project Kicks Off its Worldwide Launch Entering into Working Partners Agreements with the Four Seasons Group, CB Richard Ellis and Jones Lang LaSalle

Hong Kong, 4 August 2009 Guangzhou Investment Company Limited ( Guangzhou Investment or the Company ) (HKEx Stock Code: 0123) announced that the Company, through its subsidiaries , entered into a Hotel Management Agreement with the Four Seasons Group; entered into a Principal Office Leasing Agent Agreement with CB Richard Ellis; and entered into a Property Management Joint Venture Agreement with Jones Lang LaSalle in respect of its Guangzhou International Finance Centre Project ( Guangzhou IFC ).

Having a site area of approximately 31,000 square meters and a total gross floor area ( GFA ) of more than 450,000 square meters, the Guangzhou IFC stands 432-meter tall and is the tallest and largest (in terms of GFA and floors) international landmark commercial complex in Guangzhou and even in southern China. It also ranks among the top ten super-tall buildings in the world. Guangzhou IFC is located in the core business district ( CBD ) of the Pearl River New City in Guangzhou City, surrounded by a number of five-star hotels and high-end office buildings as well as large-scale public buildings including opera theatres, museums and libraries. Guangzhou IFC will become a major landmark in the CBD of the Pearl River New City in Guangzhou City.

Mr. Lu Zhifeng, Chairman of Guangzhou Investment, said, Guangzhou is expediting the adjustment of its assets structure and has prioritized its development on the high-end service industry. In particular, as the financial service industry has become the new strategy of Guangzhou s future development, the completion of Guangzhou IFC will further push the commercial development of Pearl River New City to a new high.

Four Seasons Hotel Guangzhou occupies the 67th to 100th floor of the main tower of Guangzhou IFC. It is among the tallest hotels in the world and is currently the tallest Four Seasons Hotel worldwide. The hotel comprises 330 deluxe guest rooms of various types . The standard guest room measures over 60 square meters in average, being the largest standard guest room in Guangzhou. Four Seasons Hotel Guangzhou is expected to open in October 2010.

Two-thirds of the floors (1st to 66th floors) of Guangzhou IFC s main tower will be constructed into a grade A+ office building with advanced international standards. Target tenants will be internationally renowned enterprises including the world s top 500 companies, regional headquarters of domestic large-scale enterprises and enterprises with fast-growing businesses, embracing modern service industries including finance, insurance, consultancy and information technology. CB Richard Ellis is appointed as the principal office leasing agent while Jones Lang LaSalle and Guangzhou IFC will jointly establish a high-end property management company. Currently, tenancy for over one-third of the operating area has been enlisted.

Meanwhile, the opening of Four Seasons Hotel Guangzhou will also satisfy the increasing demand for high-end hotel rooms from travelers around the world.

Meanwhile, Guangzhou IFC plans to introduce the high-end retail brand Guangzhou Friendship Department Store ( ) to its shopping mall, with a view to enlisting international top brands as its core, supplemented by the first and second tiers of international brands, thereby establishing a shopping mall reflecting the high consumption level and cultural tastes of Guangzhou and southern China.
Guangzhou IFC also plans to appoint a renowned professional service apartment management company to be responsible for the operation and the management of the two 28-storey podium buildings (south and north wings) of Guangzhou IFC, offering superb business complementary services for the project.
