Hong Kong, 10 December 2009 Guangzhou Investment Company Limited ( Guangzhou Investment or the Company ) (HKEx Stock Code: 0123) announced that the Company has acquired five plots of land through its 95% owned subsidiary, namely the University City Properties No. 5-9 ( UC Properties No. 5-9 ) in Guangzhou City, Guangdong Province.
Guangzhou Investment acquired the UC Properties No. 5-9 for a total consideration of RMB1,915 million (approximately HK$2,174 million), on 10 December 2009. The UC Properties No. 5-9 have a total site area of approximately 66,200 square meters and a total permissible gross floor areas ( GFA ) of up to approximately 206,600 square meters. These plots of land are permitted for residential usage.
Mr. Lu Zhifeng, Chairman of Guangzhou Investment, said, Upon the Company s acquisition of another five plots of UC properties today, the Company has a dominant influence on future development of the Guangzhou University City. With good living environment and unrivalled geographical advantages in terms of transportation, environment, commercial and education, the investment in UC Properties is in line with the Company's investment objective.
Back on 16 July and 20 September respectively, Guangzhou Investment already acquired for residential usage the UC Properties No. 1-4 for a total consideration of RMB1,052 million (approximately HK$1,194 million), with a total permissible GFA of up to approximately 145,300 square meters.
The total nine plots of properties at University City (collectively the UC Properties ) have a total GFA of approximately 351,900 square meters with total land premium amounting to RMB2,967 million (approximately HK$3,368 million) at a land cost of RMB8,432 (approximately HK$9,572) per square meter.
The Guangzhou University City has a total site area of approximately 43 square kilometers with 10 universities including Sun Yat-Sen University and South China University of Technology having already moved in. Total population amounts to 350,000 - 400,000 (among which, approximately 200,000 students and approximately 100,000 academic and administrative staff as well as research staff can be accommodated). Such scale is equivalent to a medium-sized city.
The Company was listed in Hong Kong in 1992 and is one of the top 10 integrated property developers in Guangzhou. The Company s current business is property development with its operations mainly concentrated in the Guangzhou area.
