Yuexiu Property Acquires Qiaokou Land in Wuhan for RMB2.82 billion

The Group s Total Permissible GFA Increases to 10.87 Million sq.m.

Hong Kong, 3 January 2011 Yuexiu Property Company Limited ( Yuexiu Property or the Company ) (HKEx Stock Code: 0123) today announced that the Company acquired a parcel of land in Qiaokou Road, Qiaokou District, Wuhan, Hubei Province (the Qiaokou Parcel ) by way of tender through its 95% owned subsidiary. Together with the permissible gross floor area of approximately 514,000 sq.m of the Qiaokou Parcel, the Group s total land bank reaches 10.87 million sq.m.

The Qiaokou Parcel is located in Qiaokou District, Wuhan City, Hubei Province and is surrounded by three main city roads, which are Jinghan Boulevard, Yanhe Boulevard and Qiaokou Road. The Qiaokou Parcel has a total site area of approximately 105,000 sq.m. and a total permissible gross floor area of approximately 514,000 sq.

m. The price of acquisition is RMB2.82 billion, representing an acquisition price of RMB5,486 per sq.m. The Qiaokou Parcel has been approved for residential and commercial uses, of which commercial area and residential area shall account for 40% (including office, hotel, retailing and catering) and 60% of the total gross floor area respectively.

Wuhan, the capital city of Hubei Province, has a permanent population of approximately 9.1 million. Its GDP was RMB456.1 billion in 2009, ranking 13th in China. With a thriving business atmosphere in its surrounding area, the Qiaokou Parcel is in the heart of Baofeng Road Commercial Zone where a large number of star-grade hotels, office buildings, shopping malls and cuisine streets scatter. The Qiaokou Parcel is also easily accessible from Qiaokou Station of the operating Line 1 of Wuhan Light Railway at its northeastern corner.
