Acquisition of Grade-A Commercial Property
SOHO Nexus Center Within Beijing Third Ring Road

(Hong Kong, 18 November 2009) - SOHO China Limited ( SOHO China or the Company ; Stock Code: 410.HK), a leading Chinese commercial property developer, today announced the acquisition of a grade-A 37-storey commercial and retail complex known as Nexus Center within Beijing Third Ring Road , which was renamed as SOHO Nexus Center. The total sum of this transaction is approximately RMB 2.34 billion, of which RMB 1.05 billion is the seller s bank loan.

SOHO Nexus Center is located at busiest part of East Third Ring Road, directly adjacent to the gleaming Beijing CBD and vibrant Sanlitun, and the Tuanjiehu Station of the No. 10 Subway Line is nearby. It is centrally located and is convenient in every direction. The Property has a total GFA of 103,340 square meters and total above ground saleable GFA of 82,165 square meters. The Property is a completed grade-A commercial property with approximately 30% leased, and the existing tenants consist of multinational companies. Construction work of the Property was completed in February 2008.

SOHO China Chairman Mr. Pan Shiyi said, This acquisition reinforces SOHO China s business strategy of acquiring completed grade-A commercial properties in city center of Beijing and Shanghai from institutional investors and turning less leased property into profitable one through tailor-made sales and afterward leasing service, and enables us to further extend our footprint in Beijing.

SOHO Nexus Center already consists of strata-titled units ranging in sizes from 100 square meters to 500 square meters and is ready for us to launch sales and leasing program after completion of the acquisition swiftly. Riding on our existing extensive nationwide client base, strong sales and leasing team and brand name of SOHO China, we are confident to enhance and realize the full value of SOHO Nexus Center in near future.

The two projects acquired by the Company last year Chaoyangmeng SOHO II and Zhongguancun SOHO have been well received by the market after being launched this year. The two projects are almost sold out within weeks after launch. Under the economic environment of financial crisis, office towers of SOHO China maintained leasing ratio of above 90%, which proves SOHO China s outstanding capability of selling, leasing and adding values to properties located in the centres of cities.
