Evergrande Triggers a Purchase Rush In Prime Months

Evergrande, with more than 10 housing projects in over 20 major cities nationwide, launched the first round of sales campaign in Guangzhou, its headquarter, in the prime months of September and October. The Evergrande Oasis, a luxury housing project with a river view in the 2009 city center, was officially open in this week. In addition, Evergrande Yujiangshoufu, Evergrande Tianlaihu and Evergrande Lingshu will be opened this weekend to trigger a boom in the housing market in Guangzhou.

Two Major Housing Projects with River View in Jinshazhou

Evergrande Oasis, embodying 12 years experience, is the focus of Evergrande in 2009 for setting a new standard for luxury housing. In overall planning, the greatest highlight of Evergrande Oasis is the river view, an advantageous natural resource. The combination of the central lake that covers an area of tens of thousands of square meters with the layered-waterfall garden square creates a layered layout of buildings and garden, and maximizes the function of the river view and garden in the community.

In terms of product design, the project boasts large houses and low plot ratio. This is the only project in the area with large-size houses besides villas.

According to the developer, the Royal Sports Center of the project will soon be topped off, and the fa?ade will be as magnificent as European royal classical buildings. The 200 units first launched are three-bedroom and four-bedroom suites with a floor area of 96 to 201 square meters, each having a broad-view balcony which provides good ventilation and lighting conditions.

As other projects of Evergrande, Evergrande Yujiangshoufu follows the selling mode which features ready buildings, natural gardens, refined decorations, and finest products. Upon opening, the world-class royal garden that covers an area of 200,000 square meters, the extensive and extraordinarily magnificent royal garden at the central axis, the luxurious yacht dock and the five inner lakes will make the community more mature and beautiful.

Besides, world-class auxiliary facilities that cover an area of 100,000 square meters, including the platinum seven-star hotel, international luxurious sports center and royal yachts, have been put into use. Education facilities in the community have basically come into shape, including the provincial-level Evergrande Primary School affiliated to the Central China Normal University and Eton Bilingual Kindergarten.

Discounted Western-Style House and Villas Launched in the Market

The two projects of Evergrande, Tianlaihu and Lingshu, will be opened for sale this Sunday, which not only serves as a reward for the consumers, but also stabilizes the mood on the market.

According to relevant personnel of Evergrande, Evergrande Tianlaihu has two-bedroom, three-bedroom and four-bedroom suites with indoor gardens well ventilation. With a broad distance between the buildings, privacy is well protected. Most importantly, despite the rising price on the market, Evergrande adheres to the policy of offering discounts for customers who make their puchases in Tianlaihu.

In this week, particularly, all buyers will be entitled to an 85% discount. Besides, a small number of villas will also be launched. Built around hills and lakes, these villas have spacious living rooms and large lakeside gardens. Undoubtedly these housing projects have a high performance-price ratio in the Guangzhou market.

The Evergrande Lingshu in north Guangzhou is most highlighted by the popularization of high-end villas. At the price of a one-bedroom suite in the city center, working class people can now purchase a villa which covers an area of 150 to 266 square meters with a spacious living room and a large garden. Compared with apartments with skyrocketing prices in the urban area or villas in the near suburb, the low-priced villas represent a performance-price ratio. The western-style buildings launched in the same period ranges between 34 to 121 square meters in floor area with free decorations worth RMB1,500 yuan/m2, provided by renowned international brands such as Kohler, Panasonic and Marco Polo, which are a perfect embodiment of the high quality of Evergrande.

Seize and Expand Market Shares in the Rush Season

As the economy rebounds, the housing market remains strong with huge potential for consumption. Sales campaigns, which are typically launched in the rush seasons of September and October commences ahead of time, and all developers hurry to clean up their storage. Following the RMB 800-million-yuan discount from 48 projects, Evergrande, famous for sensational moves on the market, became the first to launch the sales campaign in September and October to seize market shares during the prime National Day holiday by opening 48 new housing projects which include some 10,000 units in 22 core cities nationwide, showing its tremendous brand appeal.

These new projects are distributed over a broad geological scope, including key cities like Guangzhou, Kunming, Changsha, Nanjing, Xi an, Chongqing, Chengdu, Tianjin, Taiyuan, Wuhan, Hefei, Shenyang, Baotou, Luoyang and Guiyang. The products to be launched cover a wide range of types, including middle-end products tailored to ordinary consumers, tourism and vacation products for second-time buyers and a large number of urban luxury houses.

Product types include single houses, semi-attached houses, townhouses, western-style houses with gardens, multi-storey apartments, medium-high rise and high-rise residential buildings. The floor area ranges from several dozens square meters to several hundreds square meters, covering all product types. As usual, Evergrande adopts the combined mode of real gardens, ready-made buildings and fine decorations , and maintains the discount policy to benefit the buyers, and keep seizing and expanding its own market shares.
